Leeds Bradford Airport Industrial Estate

We were appointed to undertake a pre-acquisition survey on behalf of Leopard Capital for a1.25 million sq. ft. landmark building at Leeds Bradford Airport Industrial Estate. We provided technical due diligence advice and a detailed pre-acquisition survey report including estimated costs and advice on the existing lease structures and the repairing liabilities of various units on the estate.

The imposing building is a very well-known, vastly scaled warehouse in a prominent location, north of Leeds. It has a fascinating history as it played a key role in the Second World War. The depot, originally built by the Avro Aircraft Company, became a ‘shadow factory’ between 1939 and 1946 – complete with a roof camouflaged in grass, imitation farm buildings and dummy animals. It manufactured around 700 Lancaster Bombers and 4,500 Ansons built by a 17,500-strong workforce.
