Silverstone were appointed to act on behalf of an occupier on a unique office which was formed in a converted stonebuilt house. The tenant had been served a dilapidations schedule by the landlord and we were appointed to give our advice and negotiate a suitable settlement. As there was time left on the lease, we were able to give initial advice on what works the tenant should undertake themselves and what they should leave to the landlord.

Given the nature of the property there were a number of pre-existing defects on which we were able to manage the tenant's liability and there were also a number of improvements made by the tenant which benefitted the landlord. Using our specialist knowledge of dilapidations we were able to negotiate a settlement that was acceptable to both parties and reduce our clients liability substantially.
