Our Leeds office recently completed a pre-acquisition Building Survey of a three-storey property located in Harrogate town centre on behalf of Metcalf Harland Property Investment, acting on behalf of Rieker Shoes.

The purpose of the report was for the potential buyer to assess the overall condition of the building in connection with their proposed acquisition.

The property is positioned at the interchange of pedestrianised Oxford Street and Cambridge Road and currently accommodates five retail units and a public house/bar on the lower ground/basement level.  Tenants include Tesco and McDonalds.

We undertook a detailed inspection of the external areas and boundaries as well as the structure of the building and analysed the condition of the internal areas of each individual unit. We also provided technical due diligence incorporating advice on building services, deleterious materials, environmental and energy performance matters.

As part of our report we highlighted to the prospective purchaser the current tenant’s dilapidations liabilities, and also provided a schedule of repairs and budget costs in relation to any required repair works identified through our inspection.
