Silverstone were appointed to conduct a pre-acquisition building survey of a large manufacturing facility in Barnsley specialising in the manufacturing of stadium seating. The asset is located in Hoyland, Barnsley, approximately 5 miles south of Barnsley Town Centre. The property is split across two separate sites which are opposite one another either side of Ryercroft Bank Road. The storage warehouse to the west constructed is formed in typical steel portal frame with profiled metal clad walls and roof. The main manufacturing facility is to the east which was constructed in the 1970s is also constructed with a steel portal frame but with profiled asbestos clad walls and roof.

Our role when conducting the survey was to highlight any defects in the buildings structure and condition in order to make the client aware of these defects and the risk it imposes on the asset as a whole and the likely monetary impact this may lead to remedy the issues identified. We also reviewed the existing statutory testing information to highlight if there were any concerns which needed addressing as this could impact on the clients decision to proceed with the transaction.

Following our report, the client elected to proceed with the transaction and lease the property back to the original vendor, Metalliform.
