Silverstone was appointed to undertake building survey work for JEF Ltd, a franchisee of Clarks shoes.

We completed a Building Survey of a retail property on Fore Street in Hexham and also one on Park Avenue in Whitley Bay. These surveys were required due to the client taking on that particular franchise in each of the two locations, which means they will also be taking on the lease obligations.

Our Building Surveys provide a detailed inspection and report on the construction and condition of a property.  Our reports are practical, clear and concise, providing clients with a comprehensive overview before they commit to a lease.

We also undertook a Schedule of Condition on the retail premises in Whitley Bay, which provided advice on the condition of the building and any defects where repair work is required. This enables the client to make an informed decision about the future liabilities that may be encountered at the property under the terms of the lease.

A Schedule of Condition needs to be prepared by a Chartered Building Surveyor, who fully understands the importance of an accurate schedule to record the condition of a property before a lease is signed. 

A Schedule of Condition can help you to avoid a dispute about the condition of the property when the lease comes to an end.  It is attached to the lease with evidence of the condition of the premises when signing the lease, including photographs of the property.

Failure to invest in a Schedule of Condition can result in a tenant having no option but to return the property to the same or possibly a better condition than it was at lease commencement.
