Silverstone project managed a £500,000 refurbishment of 2 Collingwood Street, a Grade II listed office building in Newcastle city centre.

Acting on behalf of owner RPU Group, we were originally appointed to project manage a full refurbishment of the ground floor office suites, the common areas and basement.

Due to a number of vacancies, there was a need to invest in the fabric of the building to help re-position it in the market and attract new occupiers.

Shortly after our original appointment we were instructed on a second phase of works to refurbish the vacant office suites on the mezzanine, 1st, 2nd and 3rd floors, bringing the total project value to over £500,000.

The office suites were stripped and opened up to offer open plan accommodation. with high specification, modern fixtures and fittings. The original fluorescent lighting was replaced with energy efficient LED lighting, enabling our client to reclaim capital allowances.

The comfort cooling split system was also replaced with a more energy efficient VRF (variable refrigerant flow) heating and cooling system.

The ground floor entrance area was transformed to create a high-end boutique style reception, in keeping with the age and grandeur of the building.

A spokesperson for RPU Group said: “We are delighted with the transformation of No.2 Collingwood Street.  After seeing the result of the first phase of refurbishment we were keen to invest further to bring the remainder of the office suites up to the same high specification.

“Although there is a lack of new office development in the city centre, quality refurbishments such as this offer office occupiers the opportunity to secure a prestigious Newcastle address, with a high quality specification at competitive rents.”
